Chapter 77: Preparations Before Opening a Store


They reached the second floor.

An Lan gasped in delight again when she saw the open-air balcony.

"It's so beautiful! The view is so wide open, and you can even see the coastline in the distance."

If we opened a restaurant here, it would definitely become a viral check-in spot. Would we even need to worry about business then?

An Lan had been talking a lot with her father recently, and she'd developed many new ideas for a location. She fell in love with this place at first sight.

Zhang Yuxi was also very satisfied with this location.

"Director Lin, could you show us around?" An Lan suggested. "I'd like to get a feel for the area."

Lin Feng nodded and led the two women outside the mall.

"Most of the shops on the first floor of Wanda Plaza have already been leased out," he began. "Do you see those buildings over there? Those apartment complexes have already been topped off, and a large group of residents will be moving in by the end of the year.

"And over there…" Lin Feng pointed to a construction site bustling with activity in the distance. "That's the new university town. The main buildings are finished, and it's expected to be operational in about six months. By then, this area will be buzzing with people."

"Two."

"Wow, that's great! At least you have two daughters, too."

"Boss, how long has this place been open?"

"Almost two months."

"And how's business?"

"It's alright," the owner replied. "A lot of construction workers from the new university town site come here to eat after their shift. On a normal day, though, we don't get many customers. I guess business won't pick up until the new residents move into the nearby apartment complexes."

Just as they finished their meal and were getting ready to leave, a few workers in uniforms walked in. The owner hurried to greet them, pulling out a few plastic chairs and giving the table another wipe.

"Hey, fellas, how come you're off work so early today?"

"This isn't early," one of the workers said. "We've got to get back to it after we eat!" They sat down and ordered two spicy hot pots, one vegetarian and one with meat.

"Boss, get us a dozen cold draft beers!" one of them called out. "And a big pot of Mi Fan."

The owner acknowledged the order and hurried to the kitchen.

An Lan took out her phone, did some quick calculations, and then turned to Lin Feng. "Director Lin, let's talk."

Lin Feng nodded. "Okay. We can talk when we get back."

I was originally planning to use one of the two floors to open a baby supply superstore, he thought. But it looks like the foot traffic here isn't great yet. A baby superstore probably wouldn't make much money. I might as well just use the entire space for the restaurant.

Back home, Zhang Yuxi was upstairs with the babies. An Lan changed into slippers and sat on the sofa, crossing her legs. Her long, fair legs, swinging back and forth, were quite alluring.

Lin Feng brought over two drinks and placed them on the coffee table.

"Director Lin, you have a killer instinct for picking properties!" An Lan said, picking up her drink. "Forget everything else, just that second-floor ocean-view balcony is enough to grab everyone's attention!"

"These days, if you have online traffic, you're guaranteed to make money," she continued, taking a sip. "We can turn that ocean-view balcony into a viral check-in spot! I'll even find some pretty social media influencers to promote it. When we open, business will be booming!"

Lin Feng smiled and nodded. "That's a great idea. My children's clothing store also got popular thanks to the internet."

"Then let's get right on it!" An Lan declared. "Since the property is yours and you're providing the culinary expertise, I'll pay for the renovations! I'll also handle hiring and all the daily operating expenses! How about we do a seventy-thirty split?"

She had initially assumed she would be handling everything related to the storefront, which is why she had dared to propose a fifty-fifty split. But now that Lin Feng owned the property and was providing the core culinary concept, it would be unreasonable for her to ask for half.

An Lan took another sip of her drink, licked her lips, and asked, "So, Director Lin, what's your take on it?"

Lin Feng, however, had already made up his mind. Although the property and the recipes were his, An Lan was Zhang Yuxi's best friend. Plus, her family owned a hotel chain, and he might need to leverage her family's connections someday. On top of that, An Lan was offering to cover all the operating costs. A seventy-thirty split really was a bit unfair to her.

"Let's do this," Lin Feng said. "We'll do a sixty-forty split—sixty for me, forty for you. You'll be in charge of the renovations, but I suggest you find someone who knows what they're doing to help you. You're so young, someone might try to pull a fast one on you, like last time…"

Hearing this, An Lan shot Lin Feng an exasperated glare. "Okay, fine, I get it."

With that settled, An Lan immediately got on the phone to contact a renovation company. She made an appointment with the manager for 8 p.m. that evening to inspect the property. The company could only move forward with her plans after an on-site assessment.

Upon learning this, Lin Feng gave Liu Bo a call.

"Liu Bo," Lin Feng said, "I need you to go with An Lan to the Southern New District later tonight. I have a shop there that needs renovating."

Liu Bo immediately agreed.

Lin Feng had wanted to go with An Lan himself, but he was a little worried about leaving Zhang Yuxi alone at the villa with four babies.
