The renowned Academician District was located to the east of Binhai University.
It and the Zuimo Court District, where the Yan siblings currently lived, were on opposite sides of Binhai University—one to the east, the other to the west.
However, the Academician District was separated from Binhai University by only a single wall, with a moon gate connecting them for convenient access to and from campus.
The district’s main entrance was the south gate, located on University Road. It also had an east gate that connected to an access road.
At 6:20 in the evening, the Yan siblings and Yu Suye entered the Academician District through the south gate in their Cayenne after registering with the security guard.
The moment they entered the district, they were greeted by the sight of lush, tall trees: ginkgo, Chinese scholar trees, camphor, and sweet osmanthus.
Not far ahead, several two- and three-story detached villas, each with a unique design, were nestled among the greenery.
The dense canopy of leaves shielded them from the lingering heat of the evening sun and muffled the city’s clamor. For a moment, the Yan siblings and Yu Suye felt as though they had stepped into another world.
On the other side of a single wall was the bustling, noisy heart of the city, but in here, it was a tranquil, serene, and peaceful garden estate.
Yan Ziruo watched the large trees glide past her window, clicking her tongue in admiration. "Feifan, Su Ye, look at them. Some of these trees are so thick you could barely wrap your arms around them. They must be decades old, don’t you think?"
"From what I remember, this district was built about twenty years ago,"
Yan Feifan replied, then added casually, "Living here is really convenient for shopping. A big mall is just two or three bus stops away."
"Sis, if you like it here, you can trade it for your villa at Phoenix Mountain Villa."
Yan Ziruo was tempted for a moment, but then she shook her head. "Everyone who lives here is either an academician or a renowned professor. I wouldn’t fit in."
"I’m self-aware enough to know that."
"To live on Phoenix Tail Mountain, all you need is money."
"I won’t fight you for this place, Feifan."
At this, Yu Suye couldn’t help but press her lips together to hide a smile.
A few moments later, the Cayenne pulled up in front of a three-story, Chinese-style building.
They all got out of the car to get a better look.
The villa had bluish-gray exterior walls. The western wall was half-covered in climbing ivy, and the roof featured traditional upturned eaves.
The front yard was an open space of about fifty or sixty square meters.
To the east of the stone-paved path leading to the entrance was a square flowerbed. To the west were two open-air parking spots paved with permeable bricks.
Hardy weeds had completely overrun the flowerbed and sprung up in the gaps between the paving bricks of the parking spots.
"Feifan, Su Ye, Feng Jian, let’s all go inside and check it out!"
Holding the key, Yan Ziruo rushed to open the door...
As she pushed the door open, a musty smell assaulted them, and Yan Feifan instinctively covered his nose.
In the dim light, Yan Feifan could make out a spacious living room with a high ceiling, large enough to host a ball for twenty or thirty people.
The dust sheets covering the sofa and a few other bulky pieces of furniture were so thick with dust that their original color was hidden.
Dozens of mold patches of various sizes were visible on the walls near the floor.

The villa had a footprint of nearly 260 square meters, with a total floor space of almost 700 square meters across its three stories.
Perhaps taking into account that the previous owner, an academician, might have been elderly and found stairs inconvenient, the master bedroom was located on the first floor.
It also had a spacious, connected study.

Yu Suye chuckled. "As long as it’s big enough, that’s all that matters. We can just gut the rest and do a complete overhaul."
"Feifan, I have an initial idea..."
"On the first floor, the living room is a little too big. You don’t like having a lot of people over, and neither do I, so we can make it smaller."
"I was thinking we could build a fully-equipped gym on the first floor. That way, we can work out without even leaving the house."

Just before his sister could reach out and twist his ear, Yan Feifan ducked behind Yu Suye.
Yu Suye spread her arms like a mother hen protecting her chick, blocking a fuming Yan Ziruo. She smiled and said, "Sis, I was thinking we could renovate one of the rooms on the second floor into a guest suite for you, with its own bathroom and dressing room."
This seemed to placate Yan Ziruo a little.
Yu Suye continued, her eyes full of anticipation, "And the third floor will be our master bedroom and study..."
Yan Ziruo didn’t forget to remind her, "And don’t forget to plan for a nursery and a playroom. If you’re going to do a major renovation, you should get everything done at once."
Yu Suye blushed. "I won’t forget, Sis."
She then turned to Yan Feifan and asked, "Feifan, do you have any other ideas for the renovation?"
Yan Feifan shook his head. "You can have the final say on all of it. You don’t need to ask me."
Yan Ziruo snorted in disdain. "Su Ye, you should know him by now. It’s pointless to ask. He doesn’t care about anything that isn’t work-related."
Yu Suye giggled. "But Feifan is the head of the household, after all. The ceremonial inquiry is still necessary."
Yan Feifan couldn’t help but ask, "I’m the head of the household? How come I never feel like it?"
"You’re just a figurehead!"
Yan Ziruo and Yu Suye replied in unison...
After turning off the power and leaving the villa, they saw a spirited-looking elderly man in his seventies standing out front.
The man was about 1.7 meters tall and slender, with short, salt-and-pepper hair. He was dressed in simple, plain-colored trousers and a light shirt, and he wore sneakers.
His posture was perfectly straight, not at all stooped, and his sharp eyes sized up the Yan siblings, Yu Suye, and Feng Jian as they emerged.
"Good evening, sir!"
Yan Ziruo stepped forward to greet him, a bright smile on her face. "This villa now belongs to my younger brother, Yan Feifan."
"We’ll be moving in after we finish the renovations."
"Where do you live, sir?"
"Over there."
The old man pointed to a villa to the west. "I saw the lights were on, so I came over to see what was happening."

The old man repeated the name to himself, then thought for a moment before looking at Yan Feifan. "Young man, forgive me for asking, but could you tell me your elders’ names? Where did they conduct their research?"
